Our family has known Ann Marie since grade school kick ball days, and my sister Margot is best friends with Ann Marie. Now we knew Ann Marie was respected in her field, and her lofty status as realtor was well-deserved and earned through years of “ground up.” But to SEE Ann Marie in action was truly … mind blowing (literally!). Ann Marie knew and had worked with the Estate Sale company we were using. She told us we were not going to wait for the Estate Sale first - we would proceed right along with it and list the home. She discussed with the Estate Company, got their buy-in, and that’s exactly what we did. Ann Marie performed an in depth market analysis of our surrounding area and neighborhood , scheduled a meeting at OUR convenience in OUR home, and discussed the marketing strategy. To say she nailed the original listing price is an understatement! We were selling the home “as is.” Ann Marie priced the home comparable to recent sales but at the same time providing some cushion for the new buyer to make some home upgrades/improvements. Ann Marie advised us on the Estate Sale, which rooms to really showcase, and how to minimally stage the home with our current possessions to enlighten prospective buyers on the exquisite charm my Mother’s house held. Meanwhile, Ann Marie had her web support and photography TEAM hit the ground running. Drone footage captured the scenic views of my Mom’s property from up above the treetops, as well as showing the neighborhood layout and even the delightful horse farm nearby. Another photographer captured the still shots, inside and out of Mom’s home. He made the house look sooo beautiful and inviting with just the perfect lighting and angles captured for each room. We could not have been more pleased! The “For Sale” sign went up on a Friday evening, and on THAT Saturday two (2) showings were scheduled. One of those showings culminated in our first and final offer above listing! Ann Marie called me Sunday with the news! That proved to be the START of just how EASY Ann Marie and her TEAM [emphasized!!] made the selling process for us. Ann Marie’s Transaction Coordinator, Denise, guided us through many of the smaller, necessary steps all the way up to the Closing and provided the 2 way conversation, along with Ann Marie, with the Buyer’s agent. In summary, we cannot say enough GOOD things about Ann Marie. She strides with confidence, and it’s obvious why. She has SO many network connections and only has the BEST on her TEAM. What many may think is an arduous process, Ann Marie made it a pleasant walk through the park. Making dreams come true and creating WIN-WIN’s is Ann Marie’s PASSION. Based on my experience, I don’t think Ann Marie actually takes a day off! Ann Marie gave my Mom peace and helped comfort her through what is an understandably emotional time. I know lots of real estate agents. But I really know Ann Marie and I felt like she would really KNOW ME. I was right. Maybe it took one house for her to know my wish list was serious-- I mean, how many people really want a small house with no yard?--but at that point she got it and ran with it. Three houses later we were done! Even though Ann Marie and I are long time friends she was professional at all times. She didn't assume I KNEW everything. She explained everything thoroughly but she is also efficient...she gets a lot done in a little bit of time just like I do. I was amazed at how much could be handled phone to phone! It was slightly tense not getting a final walk-through on the house till right before the closing but by then I knew that if Ann Marie said she had confidence in the repair team then that was good enough for me. We closed without a hitch. One extra observation I would make about Ann Marie is that I feel she is respectful toward the other agent/seller. She was working for me but her negotiations were reasonable and tactfully done. I appreciated that both professionally and personally. Everyone at WA Meybohm was courteous and efficient. There was only one brief time when I wasn't sure how the closing would go since I didn't meet with the closing coordinator till basically one day before the closing but she answered all my questions.

Meybohm is clearly the industry leader in Augusta. I interviewed two other Meybohm associates in addition to Ann Marie. Ann Marie's 'For Sale" signs are all over the neighborhood and adjacent neighborhoods. She demonstrated in depth knowledge of the market and of the other houses that were then on the market or had sold in the last few months. She does her homework and it shows in the information she has right off the top of her head. The house went on the MLS on a Friday, Ann Marie had an open house two days later, an offer two days after that, and a signed contract two days after that. SIX days on the market! It just doesn't get much better than that. At my request, the house was listed $3000 than her initial recommendation. Through her expert negotiating, the selling price was only $600 less than the asking price-wow! This was thousands more than the other two agents had recommended. Both the selling price and the speed of the transaction greatly exceeded my expectations. The single most important aspect of a business transaction is integrity. It was clear from my first conversation with Ann Marie that she is a woman of integrity and could be trusted to keep her word. Another quality that shines through all her dealings is sincerity. Yes, it is a business transaction and it's her livelihood. But she genuinely cares about the client in a personal way and takes the client's input seriously. Her professionalism and knowledge is second to none. Ann Marie's team did a fantastic job of coordinating the myriad aspects of the inspections and the closing details. In particular several days I was in phone, text, and email contact with Mary Bryans almost continually. Mary was always a step ahead of me in taking care of the details and ensured that everything went smoothly.
